about 35 minutes from the city of San Rafael,
Mendoza, and 15 minutes from the town of
Monte Coman.

It has 9 acres of Bonarda grapes and a small
wine-making operation on the property with
equipment that is included in the sale.

HOUSE & GUESTHOUSE

The main house has 4 bedroom, a living room,
kitchen and dining room and measures 1,620
square feet. The property also has a
swimming pool, a outdoor adobe oven and a
picnic area on the outdoor patio with
tables, chairs and a hammock.

The house and guesthouse are being sold
completely furnished and the sale also
includes a tractor with equipment to run
the vineyard operation.

The barn/storage building has a cement floor
and also doubles as a wine-making facility
where they make small batches of Bonarda
red wine. They do not currently market the
wine, but the operation could be expanded
and the wine sold under an easy-to-get
artisan wine-making license.

Currently the farm is not set up to make a
lot of money, but to more than cover
maintenance expenses, taxes, etc.

GUESTHOUSE - B&B INCOME

There is a guesthouse that they rent out
during the summer tourist season to families
at a rate of $100 a night. They owner says
dropping the price would attract more guests
but they don't want to be bothered for less
than $100 a night in income.

The guesthouse/barn is about 1,300 square
feet with ceramic tile floors, a bathroom
and a wood ceiling.

They have great neighbors who all watch
out for each other (it sits on a pretty tree-
lined lane that dead-ends at government land).

There is a school in the town of La Llave
about 5 minutes away. They have a recreation
center, soccer fields and in addition to the
regular school they have a technical school (
high school) where they teach agriculture,
dairy and making cheese, etc. There is a gas
station and a few general stores. The town
of Monte COman is 15 minutes away and it has
supermarkets, restaurants, hardware stores, etc.
