QUIET LOCATION NEAR
TOWN IN TOURIST LOCATION

This picturesque tourist property
just over 6 acres (2.5 hectares) is
located on a quiet paved road about
15 minutes from San Rafael in
Cuadro Benegas, a tourist area.

Property taxes are low and
currently run less than $11
a month (USD $126/year).

The main two-story house is about
2,200 square feet with one guest
bedroom upstairs with a bath and
private entrance and three bedrooms
with bath on the ground floor.

RENTAL CABINS

There are three spacious rental
cabins, each with a capacity of five
guests and two garages plus an
outdoor barbecue for visitors.

Principal rental periods are in
the summer tourist season,
particularly January and February,
when rates are $60 a day for
two people, $80 for three people
and $100 for an occupancy of four
or five. There are scattered
dates of visitors during other
months of the year, particularly
July during the winter holidays
and ski season where rates are $30
each per cabin. Income has been
running about US$14,400 a year,
according to their accounting.

In full operation, with heating in
winter and air conditioning in
summer, the expenses are running
about $172 month when the rentals
are full and $14 a month for water,
but those costs are only incurred
when paying guests are present, not
every month.

They also have a part-time gardener
to handle ground maintenance who
they pay $85 a month.

FRUIT & GRAPE
PRODUCTION

The small vineyard has 13 rows of
Malbec vines and two rows of seedless
table grapes. The vineyard can
produce about 500 bottles of wine,
and this year they had a local
boutique winery elaborate the wine
for them.

There are eight very large mature
olive trees that produce olives for
oil and one of those trees is the
criollo variety that can be used
for table olives.

There is an assorted variety of
fruit trees on the land, including
apricots, apples and figs, plus a
small orchard of about 30 plum trees.
They also have a few patches of
raspberries here and there.

Ornamentals include spectacular
large oaks, eucalyptus, cedars and
arabias. Lots of roses (100 a
dditional planted this year) plus
jasmine and assorted ornamentals
that cover the main garden area.

SOME SOLAR

There are solar panels which
provide about 20 percent of the
property electricity needs and could
be expanded if desired. They use
the solar panels to pumps and
filter for the swimming pool, with
excess available for other use
on the property.
