This 50-acre (20 hectares) farm has
42 acres (17 hectares) of fine wine Malbec
grapes located in Calle Larga near San Rafael.

The grape vines are between 8 and 10 years
old so all are now in full production. The
owner currently sells them to the Sierra
Pintada wine cooperative.

There are deeded water rights for the entire
acreage via adjacent canals, and there is
a deep irrigation well with an electric
pump that ensures there is never a
shortage of water.

DRIP IRRIGATION &
ANTI-HAIL NETTING

The entire vineyard is watered by drip
irrigation, which cuts down on maintenance
costs and conserves water. The vineyard
is also covered in anti-hail netting.

PRICED WAY
BELOW COST!

It would cost more than US$375K to plant
the vineyard, dig a retaining pond and
irrigation well, install an automated drip
irrigation system and hook-up three-phase
electric. This is if you got the 50 acres
of land for free. Then you'd have about
six years of worker salaries and maintenance
costs before full harvest.

The owner says maintentance costs are now
running about US$1,000 a month, or US$12,000
per year. So at currently prices he needs
about 30,000 kilos of harvest to break even.
In a good year the farm delivers a harvest
of more than 200,000 kilos.

In the 2022-23 season there was severe frost
affecting almost every vineyard in Mendoza
as well as other provinces. Most farms lost
up to 80 percent of their normal harvest and
some lost everything. 2023-2024 was a year
of recuperation, so the last harvest on this
vineyard was about 80,000 kilos instead of the
200,000-plus kilos expected. Nonetheless, it
still produced a good positive cash flow.

RELATIVELY NEW HOUSE

There is also house with garage/barn
attached to the back for tools, plus
an outdoor brick barbecue grill -- all
constructed in 2011. The house by
itself measures 700 square feet, is served
by municiple water and is not currently
occupied. It is a brick structure and
could be enlarged.

An old Deutz tractor is included, which
is good enough to do the job.
