Boutique Winery with Strong Sales,
Home and Vineyard: US$650,000

30,000 Bottle Capacity,
Tourism Sales from Wine Tastings
and Other Products

This winery located in the tourist zone
of Cuandro Benegas, is located about
7 miles from San Rafael, Mendoza.

It sits on 11 acres (4.5 hectares) and
has 5 acres (2 hectares) of fine wine
Malbec grapes and 3.7 acres of plums.
All is under protective netting.

They also have a few figs, walnuts,
quince, almonds, cherries and peaches
on the property.

HOUSE AND WINERY

There is a 3-bedroom pool home measuring
1,550 square feet with 1 bath, storage
areas and a garage measuring about
430 square feet.

The winery has wine tanks, equipment for
crush grapes and a bottling line that
can produce 2,500 bottles a day.

There is a wine tasting room and
reception area with a legal capacity
of about 20 visitors at a time, and a
wine cellar where tastings are also done.

They are licensed to produce about
30,000 bottles per year. Some wine
will be included with the sale, depending
on stock at the time the sale occurs.
Solar panels provide electric for
the winery.

TOURISM VISITS
& SALES

The owners do wine tastings with
tourists in different ways, some
including lunch (which is the most
popular) and although they have a wine
license for export, the current tourist
visits absorb almost all of the wine
production, so they do not need to
wholesale or distribute product.

They also produce jams and jellies
sourced from the farm, wine liqueurs
and a few local home-made products
from neighbors to complement sales.

The lunches are all from produce and
cheeses sourced locally and it is not
unusual for visitors to linger for
hours enjoying the fare and purchasing
products to take with them. Tour
agencies regularly bring out customers,
so any marketing they do is minimal.

HUSBAND & WIFE TEAM

The owners are a husband and wine who
elaborate the products themselves, crush
the grapes and bottle and label the wine.
The actual wine-maker that oversees the
winemaking is a certified enologist, to
confirm with wine institute requirements,
and can continue in that capacity
with new owners.

The current owners will also assist with
a transition, teaching the buyers what
they need to know so the hand-off is smooth
and sales continue as normal.

The wine-tasting and tour visits are
continuing to increase as more agencies
bring people out to the winery, and they
recently hosted a group of journalists
from Buenos Aires with lunch and tastings
which also continues to generate free
publicity (the journalists each paid for
the experience, so even that was
a money-making venture).

This is a very hands-on business, and
probably not a good business for someone
who wants to run it remotely without ever
being in San Rafael. You would need to be
in the country during the growing season
and during the wine-making process to
monitor and run things, and various times
when the vineyard needs attention.
