Dream of a Lifetime:
Top Organic Vineyard Wine Estate
on 81 Acres with Striking View,
Valle de Uco: US$1.5 million

The Vineyard has Architectural Plans
for a Beautiful Home and Custodial
Quarters which Could be Expanded
for Tourism Stays or a Winery

LOCATION, LOCATION, LOCATION!

Finca La Tranquila is an organic
vineyard estate discreetly located in
the heart of the Valle de Uco, just
minutes from Vista Flores, in Tunuyan,
Mendoza. The area is internationally
recognized for the production of
premium wine grapes and has become
one of the most sought-after terroirs
in Argentina.

Varieties include Malbec, Cabernet Franc,
Pinot Noir, Petit Verdot and
Cabernet Sauvignon.

This year the Pinot Noir grapes were
purchased by Chandon for champagne-style
wine. The past few years the bulk of the
grapes were selected by Domaine Bousquet,
the number-one organic winery in Argentina.
In previous years grapes were also sourced
to Vina Cobos, the winery founded by famed
international wine maker Paul Hobbs.

Estate Home and
Luxury Hotel Potential

There is increasing tourist demand in
Mendoza for luxury hotel stays at
vineyards and wineries. This location
in Vistaflores has the best views of the
Andes and is spectacularly positioned
for that level of tourism, yet there is
almost nothing in the area, so demand
goes unfilled. The vines and views of
this estate are what tourists who wish
to stay on a vineyard are hoping to find.

40 ACRES IN FINE
WINE GRAPES

The estate totals 81 acres (33 hectares)
and has 40 acres (16 hectares) in fine
wine grapes. Another 16 acres (6
hectares) are leveled and well suited
for more vineyard, olives, nut trees
or orchard.

The vineyard is planted primarily with
Malbec (78.25%), complemented by
Cabernet Franc (12.25%), Pinot
Noir (7%), Petit Verdot (1.5%),
and Cabernet Sauvignon (1%).
Current production is placed with
leading Mendoza wineries, reflecting
consistent quality standards and
professional vineyard management.

The vineyard is certified organic by
LETIS, an Argentine company that
approves organic vineyards for national
and international standards of quality
and sustainability. The vineyard would
not need to remain organic, and
production would increase, but organic
certification gives it a competitive
niche in the market and organic
grapes generally command higher
prices than non-organic grapes.

Watering is done by a pressurized
drip irrigation system aided by a
picturesque retaining pond and it
has full canal irrigation rights for
54 acres (22 hectares).

OPEN LAND FOR
BUILDING, HORSES

In addition to its agricultural
foundations, the property includes
select outdoor areas designed for
private gatherings and informal
entertaining, as well as paths and
open spaces that highlight the
surrounding natural landscape.
There are 16 acres of open land
and forest that could be used for
building projects or recreation.

The estate is well suited for a
low-density, high-quality project
integrating wine, gastronomy and
discreet hospitality.

The property offers open views
of the Andes Mountains, providing
a strong sense of place and long-
term landscape protection.
Irrigation water is sourced from
pure Andean snowmelt.

The estate enjoys exceptional privacy,
naturally buffered by surrounding
rural properties, ensuring a quiet
and uninterrupted setting -- a
characteristic reflected in its name,
Finca La Tranquila.
